Kurzerhand wurde die Sporthalle Ost III, die von uns bewirtschaftet wird, vom Landkreis angemietet und als Gemeinschaftsunterkunft genutzt. In den zur\u00fcckliegenden Jahren wurde durch die NEUWOGES eine Gesamtfl\u00e4che von insgesamt 132.550 Quadratmeter mit insgesamt 252 Grundst\u00fccken erschlossen.<\/p>\n<p>Auch in Neubrandenburg spielten 2022 steigende Grundst\u00fcckspreise eine gro\u00dfe Rolle. W\u00e4hrend 2014 der Quadratmeterpreis f\u00fcr ein von der NEUWOGES voll erschlossenes Grundst\u00fcck noch bei 70 Euro lag, erh\u00f6hte sich dieser aufgrund stark steigender Kosten f\u00fcr die Erschlie\u00dfungsarbeiten im Jahr 2017 auf 115 Euro. Ein voll erschlossenes Grundst\u00fcck beinhaltet dabei den Anschluss an die Versorgungsleitungen (Wasser, Abwasser, Regenwasser, W\u00e4rme, Telekommunikation und Strom) sowie die bis zum jeweiligen Grundst\u00fcck herangef\u00fchrte und ausgebaute Wegebeziehung. Bei unseren Grundst\u00fccksverk\u00e4ufen im Jahr 2021 mussten wir aufgrund weiterer Preisanpassungen in der Baubranche bereits einen Quadratmeterpreis von 138 Euro aufrufen. Die sich weiter zuspitzende Marktlage bei Bau- und Erschlie\u00dfungsarbeiten, welche die zu erbringenden Erschlie\u00dfungskosten weiter in die H\u00f6he treibt, h\u00e4tten f\u00fcr unsere Grundst\u00fcckserwerbenden in diesem Jahr Preise zwischen 200 und 250 Euro je Quadratmeter mit sich gebracht. Ohnehin ist davon auszugehen, dass k\u00fcnftig Grundst\u00fccke nicht mehr unter 200 Euro pro Quadratmeter kosten werden. Grund sind nicht nur die aktuellen wirtschaftlichen Rahmenbedingungen: Grunds\u00e4tzlich sind die Erschlie\u00dfungsma\u00dfnahmen und die damit verbundenen technologischen sowie \u00f6kologischen Anforderungen \u00fcber die Jahre immer teurer und umf\u00e4nglicher geworden.<\/p>\n<p>Dennoch bleibt eine Erkenntnis: Nach wie vor kann das st\u00e4dtische Angebot an vorhandenen Baufl\u00e4chen die gro\u00dfe Nachfrage in den Bereichen Ein- und Mehrfamilienh\u00e4user nicht decken. In Neubrandenburg war und ist das Interesse trotz steigender Preise ungebrochen gro\u00df. Deshalb wird die NEUWOGES in den kommenden Jahren ihrem \u00f6ffentlichen Auftrag als Erschlie\u00dfungstr\u00e4ger weiter nachkommen und arbeitet bereits mit Hochdruck an weiteren Erschlie\u00dfungsgebieten im gesamten Stadtgebiet. Andererseits ist es angesichts der hohen Preise und Engp\u00e4ssen beim Material aktuell nicht der lukrativste Markt, um ein Erschlie\u00dfungsgebiet an den Markt zu bringen.
